About this calculator

This calculator simulates the effect of a single extra payment on your mortgage. By entering the outstanding balance, annual interest rate, remaining term in months, and the extra payment amount, it calculates the new balance and new monthly payment (PMT) based on the original term. Total savings are obtained by the difference between the original and new payment multiplied by the number of remaining months. This shows how much you can save in interest by reducing the principal early.

The calculation uses the Price amortization system (fixed installments). First, the original payment is calculated based on the balance, rate, and term. The extra payment is subtracted from the balance, creating a new balance. With the same remaining term, the new payment is calculated. Savings are the difference in payments multiplied by the term. Important: the calculator assumes the extra payment goes entirely toward principal, without fees or penalties.
