About this calculator
The contingency (%) calculator estimates the budget percentage added to cover unexpected costs in construction or renovation projects. For new buildings, it's recommended to apply 10-15% of the total cost, while renovations require 15-25%. The default formula uses 12% for new constructions and 20% for renovations, but adjustments can be made based on the project's risk level.
This tool is ideal for calculating financial reserves during the early planning phase. For example, a new house with a base cost of R$ 200,000 would have an additional R$ 24,000 with a 12% contingency. In complex renovations, such as older properties, the percentage can reach 25%, ensuring coverage for unpredictable materials.
Note that contingency does NOT cover external risks like natural disasters or regulatory changes. It also doesn't replace direct and indirect cost analysis. Use this calculator alongside a detailed evaluation by construction professionals.
Frequently asked questions
How does the contingency calculator work?
It multiplies the project's total cost by a preset percentage (12% for new buildings or 20% for renovations) to estimate the required financial safety margin.
Why do recommended percentages vary between new builds and renovations?
Renovations involve more uncertainties, such as older structures or specific regulations, justifying higher percentages (15-25%) compared to new constructions (10-15%).
Is including contingency mandatory in the budget?
It's not mandatory, but highly recommended to avoid underestimating costs and ensuring flexibility for unexpected issues during the project.
Can I manually adjust the calculated percentage?
Yes, adjustments can be made based on the project's specific risk. For example, increasing to 18% in areas with high material volatility.
